We are a professional couple who divide our time between Santa Cruz and Berkeley and are seeking a comfortable, smaller home in Berkeley (or nearby) for several months a year while we work and spend more time together closer to campus and community. Our Santa Cruz home is a thoughtfully designed residence decorated with midcentury modern style and located just 2 blocks from Lighthouse Field and the ocean on the Westside. The house is bright, quiet, and private, with a calm, cohesive aesthetic shaped by a decorator and our long appreciation for modern architecture and coastal living. The 2,500-square-foot home has three bedrooms, each with its own private bathroom, plus an additional full bath downstairs. The remodeled gourmet kitchen features Thermador appliances and opens to inviting living and dining spaces. There are three indoor gas fireplaces (including one in the primary bedroom) and excellent indoor–outdoor flow to a fully landscaped front and back garden with outdoor fireplace, hot tub, and outdoor shower. The house is fully furnished in a curated mid-century modern style with beach-appropriate colors, original oil paintings, artisan pottery (including Ephraim), and ocean-inspired art. It feels like a true home rather than a rental, and we hope to share it with people who value design, care, and peaceful living. Practical details include high-speed Wi-Fi, regular gardener service, and a Roborock vacuum for easy upkeep. The location is walkable to West Cliff Drive, beaches, coastal paths, and neighborhood amenities. We are open to a home exchange, partial exchange, or flexible rental depending on fit. Our priority is location and comfort rather than size or luxury. We are very happy to trade for a smaller, simpler home in or near Berkeley (North Berkeley, Elmwood, Rockridge, or similar), ideally within an easy commute to UC Berkeley. We are experienced homeowners who take excellent care of our property and would treat yours with the same respect. Timing is flexible, and we are open to multi-month arrangements.
