Dear Sabbatical Homes Community, My name is Luca Zipoli, and I am an Italian 32-years old Assistant Professor of Italian Studies at Bryn Mawr College (please have a look at my profile at this link: https://www.brynmawr.edu/inside/people/luca-zipoli). I am currently the tenant of a one-bedroom apartment by Rittenhouse Square, which I will vacate temporarily for 1 year from May 27, 2026 through August 15, 2027 because I will move abroad for a sabbatical year. I am posting this listing because I am wondering if anyone in this community might be interested in sublease my unit in that period, either for the entire year or for a shorter term. The apartment is vacant and available for rent from May 27, 2026 through August 15, 2027: the terms of start and end of the lease are flexible, and I am providing more information here below. The address is 1955 Locust Street (Locust at the corner of 20th street), the unit is #2F, and it is a 480 sq ft one-bedroom apartment facing Locust Street and located by Rittenhouse Square. The apartment is ready to use, since it was renovated recently and is fully furnished with modern furniture, which includes a queen-size bed with new mattress, a big closet, a dresser, a 43’’ smart tv, and a newly added queen-size pull-out sofa bed in the living room for potential guests. The apartment also includes in-unit washing machine, dryer, and dishwasher, as well as all kitchen and cleaning equipment. The building is located in a strategic, quiet, safe area of Philadelphia, which is 10-minutes walk from Suburban and 30th Street Stations and is close to all the amenities of Philly’s downtown. The building also features a common deck on the fourth floor which is available with neither reservation nor charge to all the 9 units which compose the building. The rent is 1,900$/month and it should be paid monthly to myself (the current tenant) in the form of a sublet. All utilities are included in the rent (electricity, water, heating/air conditioning, Wi-Fi), so no other extra costs will occur. An additional bi-weekly cleaning service can be negotiated within the lease. I am attaching a link to a pdf with 35 pictures of the building and of the apartment, and I am also happy to offer either in-person or virtual tours of the unit in the next few weeks. I am a clean, quiet, friendly, respectful, educated, and professional tenant, and it would be ideal if my replacement tenant would be like me. Unfortunately, smoking and pets are not allowed in the unit as per the policy established by the owner of the building. Comments: Unfortunately, kids, smoking, and pets are not allowed in the unit as per the policy established by the owner of the building. Being located in Center City Philadelphia, a car is not needed.
The tenant will be required only to sort the incoming correspondence in a set space of the house (I expect only a little mail). A maintenance service will be provided for any issue that might occur in the apartment.
Comments: I am a clean, quiet, friendly, respectful, educated, and professional tenant, and it would be ideal if my replacement tenant would be like me.

Comments: The apartment will be vacant and available for a whole 12-month period, from August 22, 2026 through August 15, 2027. Move-in and move-out dates are negotiable. A complete 12-month lease would be ideal, but shorter terms will be considered.
