Sunny quiet studio in vibrant centre of Paris right bank, Marais

A few basic things: this is my studio flat that I have lived in for the past 25 years, I work in Lille as a university professor, but also in Paris, so this studio is where I work part-time. It is very sunny and very quiet and well-insulated, against cold in winter, heat in summer, and sound all year, thanks to cork-insulated walls, and very good sound-reduction reinforced double glazed oak windows. It's an old flat, with an old wood floor, but renovated (electricity, insulation, walls and ceiling, painting, by me) in 2024. The toilet-shower is small, and both are in the same small space: two people could shower together, but they'd have to be intimate! The kitchen is also small. I kept them as small as possible to keep more living space. It also has a walk-in closet, for storage of clothes and luggage. The neighborhood is very pleasant, with excellent butchers, fishmongers, produce, cheese and bread stores in the street. It's a walk-up apartment: 4th floor. It's an easy walk from Notre Dame, from the Louvre, from the Sorbonne, but right on many bus and metro lines also. During the summer (July-August) I don't use the studio, as I am renovating an old mill in the Dordogne during that time. I think guests will most appreciate the sunlight, the view of the sky, the central location, and the quietness. I think guests from very modern new constructions will find the toilet-shower to be very small, and antiquated by contemporary standards.
