Hello, Our small family (4 people) will be moving to Vancouver for 11 to 12 months starting in late July/early August 2026. We are therefore looking to sublet or swap our beautiful house/apartment in Montreal for this period. Our dates are relatively flexible to accommodate your schedule and needs. Located on the ground floor and basement of a duplex in the Ahuntsic neighborhood (Sault-aux-Récollets), our home is functionally furnished (so if you have kids, don’t panic if there’s a stain on the couch!). Our apartment is very bright and features 3 private bedrooms, 2 newly renovated bathrooms (with heated floors, smart toilets, and the basement bathroom features a whirlpool tub), a double living room, a fully equipped kitchen, a dining room located in our four-season sunroom (also recently renovated), a play area in the basement, a creative workshop or workspace, and a gym (shared with the basement tenant). The floors are wood or ceramic, and the ceilings are 9’ high. We have a king-size bed, while the children’s rooms are equipped with pull-out beds that can be converted from twin to king or double. This means the house can easily accommodate 4 to 6 people. By rearranging the furniture, we can also create a fourth bedroom in the double living room. We’re more than happy for you to move the furniture around so you feel right at home. The bedrooms and kitchen will be repainted in the coming weeks (sorry, an update with new photos will follow). Outside, you’ll have a dedicated parking spot next to the house and access to the yard. Lush with greenery, the yard is shared with the owner who lives upstairs (Marie-Line, my sister-in-law—she’s super friendly and speaks fluent French, English, and Spanish) and her friendly cat, Nemo. You’ll be able to enjoy the vegetable garden, fruit trees, numerous perennial flowers, many birds and squirrels, a large terrace with pergolas, a BBQ, outdoor furniture, an above-ground pool, and access to the shed where you can store bikes (we have two children’s bikes that we could let you use if you’re interested). The building is located in a family-friendly neighborhood, close to excellent public elementary schools and private high schools, day camps, several parks (including Parc Île de la Visitation, with its riverside trails, playgrounds, etc.), Fleury Hospital, and Fleury Street (which features grocery stores, pharmacies, and various local shops). If you have children, there are a few hills where you can go sledding in the winter (we have sleds). There are also cross-country ski trails nearby. The building is very well served by active, public, and motorized transportation (several bike paths and buses (45, 140, 69, 48, 49, 369) to the Sauve or Henri-Bourassa (orange line) or Fabre (blue line) metro stations). Highways are also nearby, as are Communauto parking lots (car-sharing). Getting to UQAM (downtown), the University of Montreal, HEC, or Polytechnique takes no more than 45 minutes by public transit, allowing you to enjoy nature in the city and experience a wonderful quality of life without missing out on anything! Asking price for sublease: CA $2,750/month This includes high-speed internet with Wi-Fi, water, heating, electricity, property insurance, pool opening and closing, and the house ready to welcome you. The building is smoke-free, and pets are not allowed in the apartment (due to allergies). Depending on your needs, we can remove furniture, toys, or other items to make room for you. We’d also be happy to find a bassinet or any other items you might need before your arrival. Our goal is to make you feel right at home and to make things as easy as possible for you! Comments: Family-friendly and walking neighborhood, located near excellent public and private schools. Close to parks, hospital, grocery stores, and cafés. Accessible by bike or public transit (buses provide access to the Orange and Blue metro lines).
Comments: Fully furnished, including high-speed internet, water, heating, and electricity. You have access to the gym, the courtyard (shared with my friendly sister-in-law), the terrace, the BBQ, the pool, the vegetable garden, the shed, and outdoor parking.
Comments: If needed, car rental agencies are nearby. We can arrange for a crib before your arrival if necessary. Although my sister-in-law (on the 2nd floor) has a friendly cat named Nemo who hangs out in the yard, fures pets are not allowed due to allergies.
If you’d like, I can take out the houseplants; otherwise, they need to be watered once a week. During winter, with my sister-in-law'help, you will be requiered to shovel snow and, in summer, to add chlorine tablets to the pool.
Comments: We own and provide the lawn mower. We usually mow the lawn every two weeks. If you’d rather not have to worry about it, we can include lawn mowing in the rental. Opening and closing the pool are included in the rental.
