In a small industrial building with faded common areas, are some incredible flats. Mine is on the fourth and top floor: it's an authentic artist's apartment with its old bay window and very old parquet flooring. There is even an extremely vintage leather chair (rips and all). Light floods through the 1000 pi2 open space, which is 20 foot high. It's a large open space with a lounge, a piano, an office and reading areas. A small, narrow and steep staircase leads up to the mezzanine, which offers a spacious area for resting (300 pi2 on the floor - sleeping and reading area). A wooden ladder gives access to the terrace. From here, the view is incredible and you can enjoy the sunset. The place is very quiet and bright. Please note there is some water damage on the ceiling and some exposed wires here and there as it is an old flat but everything has been inspected and is safe and up to code. The artist's flat has preserved the traces of time. It has also been modernised: The open-plan kitchen is fully equipped (cooking pans, food processors, espresso machine, freezer…). The separate utility room has a washing machine and tumble dryer. The bathroom is comfortable, particularly with its large bath that can be opened onto the living room to enjoy the sunshine. Please note that one must use a step to get into the bathtub as it is elevated. The property is not suitable for people with reduced mobility or children who are just starting to walk, due to the fact that there is no lift to access the four floors and the mezzanine. The stairwell to the flat is also slightly obstructed by an accessibility lift. Close to Porte des Lilas, on the edge of the 20th arrondissement, the neighborhood is lively and developing, with two local markets, many shops. The area is especially appreciated for its semi-village atmosphere, with cobbled streets, the charming Mouzaïa neighborhood, and easy access to green spaces such as Parc des Buttes-Chaumont and the Butte Rouge area. At the same time, it is within walking distance of lively cultural and nightlife districts such as Jourdain, Belleville, and Ménilmontant. The apartment is also very well connected by public transport (bus, tram, and metro). It is 10 minutes from the Marais via Metro Line 11 and 10 minutes from the Philharmonie de Paris via Tram T3, about 25 minutes from Gare de Lyon and Gare du Nord, with direct bus connections to Montparnasse, Place des Vosges, Jardin des Plantes, and the Opéra.
