This is our childhood home and a gem. Our mother just moved to the city. Our own children may someday move to Berlin and want to move in - but not anytime soon. Tegelorter Ufer 39 is a row house attached to neighboring buildings on two sides and has a beautiful balcony and garden facing the lake. The house was built in 1966 and originally had 108 square meters of living space and 28 square meters of additional space (utility room and garage). A heated glass sun room was added to the ground floor living room in 1995 bringing the total living space to 126 square meters and total space to 154 square meters. The house has three floors: Street Level: The street level floor has a small guest bathroom/shower, an entry vestibule, a utility and storage room and a basement room that can be used as an additional bedroom. Garden Level: Kitchen (new countertop, gas and induction stove, oven and separate microwave), dining room, landing, living room, and a sun room great for entertaining with floor heating and a boxed fireplace making it cozy in winter. From the sun room, you open a large set of double doors to step into the garden and on to the lake or, in the warmer months, to extend the living space into the garden. Balcony Level: Large master bedroom with a double bed and a balcony, two smaller rooms that could be children's bedrooms or a home office and the main shower/bathroom. The building is going on sixty years old but has been well-maintained and kept up to date. The windows are double glazed and in great shape and the house is more energy efficient than most buildings from that period. The garden is wonderfully lush and mature. If the tenants enjoy keeping it at the current level, that’s wonderful and we’d encourage it. Otherwise, we’d hire a gardener to come by at least three times per year to do the minimum upkeep. Tegelort is situated on the north shore of Lake Tegel, right where the lake meets the river Havel. It offers a quiet and suburban setting just 30 minutes by car from downtown Berlin. A kindergarten, a primary school (six years as is standard in Berlin) and a secondary school, all within walking distance, and will accept students not speaking German yet. Since the setting is so quiet, almost all grade school children walk to school unaccompanied. Five minutes on foot is the bus stop for the direct bus through the woods to Tegel where you can transfer to subway and S-Bahn lines into town. A couple of restaurants on the water are walking distance and grocery stores, a bakery, more restaurants and a gas station are four bus stops away or five minutes by car in the next village, Konradshöhe. Until the closure of Tegel airport in 2020, Tegelort was blighted by noise from airplanes departing the airport. Today, Tegelort offers a beautifully quiet setting and recreational sports opportunities unmatched in Berlin - sailing, windsurfing, swimming in the clear and clean waters of the lake, hiking or jogging through the woods, bicycling paved and unpaved roads and trails through the woods and later along the Tegeler Fliess stream and more. Commute times are currently a bit longer by U-Bahn than usual due to construction on the line U6 scheduled to last until sometime next year. By car, the commute to the Technical University and the Kurfürstendamm area of West Berlin is about 30 minutes, to Humboldt University and Mitte and to the Freie Universität in Dahlem is around 40 minutes. By public transportation, most locations in the center of town are reachable around 1:10 hours. Once construction on the U6 is completed next year, travel times on public transportation will drop again to under one hour. The house has a high speed internet connection without up/down-load limits.
