Available October 1. I am offering a furnished bedroom/home office with a dedicated private bathroom in my owner-occupied riverfront home in Sandy Hill. The arrangement is for one occupant and is especially well suited to a visiting academic, professional, consultant or graduate student seeking a comfortable, quiet home rather than a conventional apartment. PRIVATE SPACE The bedroom is approximately 160 sq. ft. and is furnished as shown, with a double Murphy bed, desk, chair and extensive built-in storage. All books and personal materials will be removed before occupancy. The dedicated 79-sq.-ft. private full bathroom is immediately across the hall. Together, the bedroom and bathroom provide approximately 239 sq. ft. of private space. SHARED HOME The occupant will share the fully equipped kitchen, living and dining areas, in-suite laundry and furnished riverfront deck with me, the owner, and my friendly small dog, Rudy. The home is thoughtfully furnished and well suited to someone who values a peaceful, respectful and collegial living environment. A television with streaming is available in the shared living room; there is no cable service. The occupant may bring a television for the bedroom. BUILDING AMENITIES The condominium building has a fitness room and residents' lounge. Subject to availability and building rules, residents may reserve a guest room with two queen sofa beds for visiting family or friends. The current fee is $30 per night. LOCATION The home overlooks the Rideau River in historic Sandy Hill and is within easy walking distance of the University of Ottawa, the ByWard Market, downtown, grocery stores, cafes, restaurants, parks, riverside walking and cycling paths, and public transit. Communauto car-share vehicles are available in the neighbourhood. TERMS Rent is $1,550 CAD per month. Utilities and high-speed internet are included, based on reasonable residential use. Dedicated underground parking is available for an additional $200 per month. A minimum six-month stay is preferred. Cleaning arrangements are negotiable. This is a single-occupancy, non-smoking home. Because one small dog already lives here, no additional pets can be accommodated. ABOUT THE HOUSEHOLD AND IDEAL OCCUPANT I am an Ottawa-based professional and university academic. I am looking for a considerate, tidy and independent person who values clear communication, mutual respect and a calm home environment. Because this is a shared home, compatibility is important. The successful occupant will have privacy in the bedroom and dedicated bathroom while also being comfortable sharing and caring for the common areas. PLEASE NOTE I am offering a choice of two private-bedroom arrangements within the home but will rent only one. Once one room is occupied, the other listing will be withdrawn.
