Our home is located in the heart of Chestnut Hill, a tree-filled historic neighborhood with parks, shops, and cafes. A half hour ride on SEPTA Regional Rail connects the neighborhood to Center City and University City. The twin home is located on a beautiful residential street. Surrounded by foliage, the front entrance is on a side walkway, which also leads to a front patio and fenced backyard, providing privacy and quiet. Light spills into the kitchen and breakfast nook in the morning and travels around to the front of the home over the course of the day, bringing sun into the spacious and well-appointed rooms. Hot-water radiators keep the house cozy in the winter and high-velocity central AC (in two zones) cools in the warmer months. We fully renovated the kitchen in 2023 with soapstone countertops, Bosch appliances, including an induction range and oven, Italian floor tiles, and custom cabinets. It's a great cooking and entertaining space, flanked by a breakfast nook that looks onto the backyard. The first floor also includes a large entryway, with a coat closet; a dining room furnished with a farmhouse table and big bay window; a large living room with large sectional sofa, built-in bookshelves and fireplace (not for use); and a sunroom with heated floors that leads to the front patio. The second floor has a large master bedroom, which includes two closets and an ensuite bathroom with shower. This floor also has a study with a separate sunporch and a bedroom with a double bed. In the hallway, there's a bathroom (with bathtub) and a linen closet. The third floor, with a large landing, includes two more bedrooms--one with a twin bed and built-in desk and the other with a double bed--a bathroom with a tub, and a large den/study that has a pull-out futon bed. The home has ample closet space throughout. Washer and dryer are in the basement. A separate basement area has a ping-pong table, foosball, and art table. Easy street parking--there are always spaces directly in front of the home. Five-minute walk to the Chestnut Hill West Line (St. Martins station) and ten minutes to the Chestnut Hill East Line (Wyndmoor station), which both travel directly to Center City and University City. Germantown Ave is two blocks away, with almost everything one could want: several grocery stores (including Weavers Way Coop, an incredible community institution with groceries, produce, and prepared food), bookstores (new and used); cafes (Baker Street is a favorite), restaurants (Blue Warbler is our new go-to, but also Cin Cin for Chinese, Hokka Hokka for sushi, and the Fairway with lovely outdoor space); CVS and Staples; and bus lines to Center City and nearby suburbs. A mile from Wissahickon Valley Park, part of the Fairmount Park system, with endless hiking and biking trails, and right around the corner from Pastorius Park, a picturesque green space modeled on the designs of Frank Law Olmsted (of Central Park fame). Fields, a track, and tennis courts are all open to the public at Springside Chestnut Hill Academy, just down the street from our home. Nearby schools include Jenks Elementary School (part of the School District of Philadelphia); Springside Chestnut Hill Academy (preK-12); Germantown Friends School (preK-12); and Greene Street Friends School (preK-8). The public library is up the hill and hosts wonderful programs for children and families. Also nearby: Woodmere Art Museum (free on Sundays) and Morris Arboretum.
