A newly-renovated, 69 m2, lovely 1-BR apartment on the 5th floor (with elevator) in a fine Art Nouveau building. It is located on the border of the 14th, and at the foot of la Butte aux Cailles. It is a luminous, healthy place to live with open views and windows in every room, mouldings, original hard-wood floors, high ceilings, good isolation. Quiet, and very comfortable. High-quality renovations and furnishings, eclectic décor from travels, books, artwork, family antiques. Well-equipped with everything you could need. A large, double salon, 2 small balconies, toilettes separate from a large bathroom, a walk-in closet, laundry room, kitchen, and a bedroom including a study area. The living room has superimposed, comfortable twin beds, and this half the salon is easily transformed into a second bedroom for visitors. The building is located in a real Parisian neighborhood (no tourists), and each direction takes you in 10 minutes to a very different quartier, all lovely, safe, interesting. La Butte aux Cailles is a 5-minute walk up a gentle hill. Low buildings and homes, like a village in the middle of Paris (the highest point!), with super cafes, bars, restaurants, and one of the oldest pools of Paris (indoor and outdoor), art-deco, well-maintained. Place d’Italie is practical, stately; a 5-minute walk south lies the sweet Place des Peupliers with its small houses; a 12-minute walk south/west takes you to park Montsouris, one of the most beautiful parks in Paris. The location is well-served by public transport and a short way to central Paris (20 minutes away). Walk to Jardin des Plantes or Jardin de Luxembourg in 35 minutes. Three metro lines take you across Paris: the 6 train takes you west to the Eiffel Tower and east to the 11th Gare de Lyon and Nation; the 7 and 5 take you to the center, and each metro line is a 10-minute walk away. Convenient buses 5 minutes away also take you quickly to the center, over to Bastille-Marais, or to the west of Paris, and up to Jussieu in 15 minutes. Walk through Chinatown (15 min away) to the eastern bank of the Seine (and its parks and « beach ») in 35 minutes to the vast and luminous BNF Francois Mitterand, a perfect place to get work done. Many researchers, faculty, and students live in the 13th as it lies just south of the 5th and Rue des Ecoles, and its many universities. Nearest universities: Pantheon et Sorbonne Jussieu. This neighbourhood is so easy and convenient. High-quality, fresh food is just across the street or a few doors down: the best fish market in the area, several excellent butchers, Quatre Hommes fromagerie, a charcuterie, and an Italian fine foods store, a big and pleasant organic grocery, and a farm direct, organic green grocer and dairy/fine foods. Your choice of good boulangeries. Lots of traiteurs across the street offer good meals to take home. Prices are very reasonable here. Nice sidewalk cafes all around my building, and it is short walk up to the Butte aux Cailles which is always lively, and nice to sit at a sidewalk café, have a drink at a bar/terrace, or eat in one of its bustling restaurants. It is an ideal neighborhood in terms of pleasure and location, and for an authentic Parisian life.
