We are offering our family home for exchange or rental while we are away on sabbatical. The kitchen opens into a warm, casual living space leading out to a deck and stone patio, where you can look out over beautifully landscaped, fenced grounds — ideal for children, pets, and lazy weekend mornings with coffee. With 3 bedrooms, 3 bathrooms, and a dedicated first floor home office, there is ample space to spread out, work remotely, and truly settle in. All bedrooms are upstairs; the master bedroom has a queen-size bed and en suite bathroom with separate bathtub and shower. The second bedroom has a full-size bed, while the third bedroom has two twin size beds (one loft - currently without a mattress though we are happy to provide one - and one floor-level twin bed). A second bathroom with shower is also upstairs. The bucolic two-acre setting includes expansive grassy areas, fruit trees, thriving berry patches, woods, a chicken coop with laying hens and a barn — once used for horses — adding to the sense that you are somewhere quietly extraordinary. Parking is off-street. Please note that a separate two-story carriage house on the property is occupied by a long-term tenant; they are considerate neighbors and part of the fabric of this special place. **The Neighborhood & Beyond** This is a wonderful community for families with school-aged children — safe, welcoming, and genuinely neighborly. The schools are great, and we're happy to connect you with other families if you'd like. As a resident of Lansing, you will enjoy access to a private park and beach on stunning Cayuga Lake, just a short drive away. A family-friendly ski resort is just a 30 minute drive away and makes winter even more fun - kids and their families can join the low-cost ski club through the school district! The surrounding region is nothing short of spectacular. Cascading waterfalls, dramatic gorges, and miles of hiking trails await in every direction. The Finger Lakes wine country is at your doorstep — explore renowned wineries, cideries, and distilleries woven through rolling farmland and vineyard-covered hillsides. Comments: Our laying hens will need food and water (and will give eggs in return !). If you would like the company of an indoor only cat, it would be nice to keep her in her home. Otherwise, she can live with our extended family quite happily!

Comments: The midsize cities of Binghamton and Syracuse are 1 hour away. New York City is easily accessible by campus to campus, bus or driving (4 hours).
