Description

Spacious, light-filled historic townhouse available for summer academic sublet (2-week minimum) in the heart of Fairmount. Ideal for visiting scholars, faculty, graduate students, or families spending part of the summer in Philadelphia. This is a full three-bedroom, one-bath rowhome on a quiet residential block just steps from Fairmount Park, the Art Museum area, and convenient transit (buses 7, 49, 48, and 32 go to Center City). The house has classic Philadelphia charm: high ceilings, large windows, original details, and generous room sizes. The layout offers separation between bedrooms and living space, making it suitable for shared arrangements or families who need flexibility. The main floor includes a bright living room with ample seating, a dining area, and a functional kitchen. The kitchen is fully equipped for cooking and everyday use, though please note there is no dishwasher. If you enjoy cooking at home or hosting small dinners, the space works well; just plan on hand-washing dishes. There is good counter space and storage, and the dining area comfortably seats multiple people. Upstairs are three well-sized bedrooms with closets and natural light. The home currently has two full beds and a set of children’s bunk beds (our kids are 7 and 9), making it especially well suited for a visiting family. The rooms can also function as office space if needed, and there is flexibility in how they are arranged for a summer stay. The bathroom upstairs has a full tub and shower; the basement is a half bath. There is also a finished basement that provides additional living space. It works well as a playroom, media room, or quiet work area, offering extra separation if multiple people need space during the day. The home is next to a freight train line, and you will hear trains passing a few times a day and night. Most guests find the sound becomes background noise after a short adjustment period, but it is important to be aware if you are highly noise-sensitive. Cooling is provided by window A/C units and fans. There is no central air conditioning. Philadelphia summers can be hot and humid, and while the window units cool the bedrooms and main living areas, the house can get warm during peak heat. If you are comfortable with window A/C and typical Northeast summer conditions, the space works well; if you require central air, this may not be the right fit. The location is a major advantage. Fairmount is one of Philadelphia’s most desirable neighborhoods, known for its tree-lined streets, local cafes, restaurants, playgrounds, and easy access to green space. Fairmount Park is minutes away for running, biking, or evening walks. The Art Museum, Boathouse Row, and the Schuylkill River Trail are nearby. You can bike or take transit to Penn, Drexel, and Center City. This is a lived-in, comfortable home rather than a luxury property. It is best suited to people who appreciate character, space, and location, and who are comfortable with a few quirks: no dishwasher, proximity to the train, and window A/C instead of central air. Note as well that Lemon Hill will be hosting a FIFA fan fest during World Cup: https://www.visitphilly.com/things-to-do/events/world-cup/ Available for summer sublet with a three-week minimum stay and flexible dates. If you are looking for a spacious, well-located, academic-friendly home base in Philadelphia for part of the summer, this townhouse offers space, character, and unbeatable access to parks and universities.
