Family Apartment in Grinzing – Green, Quiet, and Well Connected

We are offering our family home in Grinzing, one of Vienna’s most beautiful and green neighborhoods. Surrounded by vineyards and the Vienna Woods, the area feels almost like a small village, yet the city center and universities are easy to reach. It is calm, very safe, and particularly family-friendly, with walking trails and nature just outside the door. Kahlenberg, with its panoramic views over Vienna, is within walking distance, and in summer the nearby Krapfenwaldl outdoor pool is a local favorite with stunning views across the city. The fully furnished apartment offers 130 m² in total. Approximately 122 m² are accessible to tenants, as one small room is reserved for storage. It is located on the first floor (one flight of stairs, no elevator) of a small residential ensemble on a spacious green property with two houses. Set back from the street, the building enjoys a particularly quiet and private atmosphere, and all windows look out onto trees. Two years ago, we completely renovated the apartment, including underfloor heating throughout, new windows, modern bathrooms, and an updated kitchen. The layout works very well for a family: * 1 master bedroom * 2 small children’s bedrooms * 1 office (which can also serve as a small extra bedroom with a sofa bed) * 1 additional small room reserved for storage * 2 bathrooms (one with bathtub, sink, and toilet; the other with shower and sink) * 1 separate toilet (with sink) The apartment is well suited for working parents. Reliable Wi-Fi is available throughout. At present, each children’s bedroom and the office contain a desk with an ergonomic chair. If desired, one additional desk can be relocated (for example into the living area) to create a second adult workspace. Two monitors and a printer will be available. A small electronic piano is also available for practice. The heart of the apartment is a spacious 50 m² living and dining area with an open kitchen. The kitchen is fully equipped, including a dishwasher. A washing machine and dryer are available. We will leave books and some children’s toys, which you are welcome to use with care. A large 16.5 m² balcony opens from the living room. A shared garden surrounds the house and includes a sandpit (with sand toys). There is bicycle storage suitable for bikes and buggies, a garage parking space, and—by arrangement—use of our family bicycles (three adult bikes and several children’s bikes). A basement storage unit is available for limited additional storage (e.g., skis). Within walking distance is a small “village center” with supermarkets (Spar and Billa), bakeries, a pharmacy, post office, Bipa (household goods, diapers, etc.), boutique stores, cafés, restaurants, pizzerias, and traditional Heurigen. Public transport is excellent: a tram takes you to central Vienna and the University of Vienna in about 30 minutes, and a bus reaches a major transport hub in 10 minutes, with U-Bahn, S-Bahn, and direct connections toward ISTA in Klosterneuburg. Several playgrounds are nearby. A public primary school, French and English schools, and the American International School bus stop are close, and secondary schools are easy to reach by tram. The apartment is available from mid August to mid-June (with slight flexibility at the beginning or end), with a strong preference for a full academic year while we are away. The monthly rent is €2,800 all-inclusive (utilities, Wi-Fi, garage parking, and biweekly cleaning included). Utilities are covered within normal household use. A security deposit of two months’ rent is required and will be returned at the end of the stay, subject to normal use. Grinzing offers a rare combination of peace, greenery, and easy access to Vienna’s academic life—an ideal place to live and work during a sabbatical year with children.
