We are looking for someone to enjoy the upper level of our two-bedroom home in desirable Vic West. Just a 20 minute walk from downtown Victoria, we live in an incredibly friendly neighbourhood, with a wonderful collection of families with other children. Our house is on a corner lot and is nestled into a garden that is home to hundreds of pink tulips in the spring, roses and lavender in the early summer, peaches, nectarines, grapes and berries in the late summer, etc. A porch, patio, comfortable deck chairs and a picnic table make this a wonderful space for outdoor entertaining. Victorias best swim dock is a 10 min walk away. Being on a peninsula means that there are great beaches on both sides of us, along with regional bike paths and coastal walking paths. Inside you will find a living room with original fir hardwood floors, two couches, a stand-up desk and professional desk chair, a wood-burning fireplace (our backup heat source) and other teak furniture. The main bedroom includes a king bed and medium firm locally made organic mattress, along with teak dressers. Two windows look into the garden and fruit trees. The bathroom has been updated with a modern deep soaker tub and a bidet. The second bedroom includes a twin trundle bed normally used by our son and his sleepover guests. There is a bookshelf, dresser and desk in this room and a collectables case. The kitchen was recently fully renovated and includes locally harvested solid fir floors and custom cabinets, quartz countertops, an island and modern appliances including an induction stove. The dining room features a 19th century French chandelier, fir floors, and an antique dining room table and chairs. There is a laundry room which is shared with tenants who live downstairs. The home is heated and cooled by a heat pump.

Comments: Our home has great connectivity to bicycle trails and bus routes, including two direct routes to University of Victoria, and is near many car share vehicles. We are close to the Market Garden, Fry's Bakery, Hide and Seek and Spiral Cafe.
Comments: Electricity is extra; you will pay 55% of the total bill. Internet, water, garbage, recycling, composting are included.
Comments: We have a ten year old son and lots of sports gear- paddle boards, kids kayak etc that you could use. We also have a family set of bikes and e-bikes including a very cool red Madsen bucket bike that could be negotiable.
A large variety of fruit trees whose fruits you will be able to enjoy shortly after move-in, including peach, nectarine, pear, apple, fig. We also have strawberries and raspberries.,
Comments: We would like someone who enjoys gardening to do some seasonal trimming etc. Optional use of a recently constructed vegetable garden. Mature flower beds. Low maintenance and productive fruit trees and berries. Lots of lovely birds.
