This apartment offers the best of all worlds. Just a quick commute to Montréal's campuses, downtown, or the Plateau, it's situated in a quiet section of Villeray right around the corner from a variety of new restaurants, cafés, bars, and shops. Located on the first floor of a two-unit building, the apartment has its own entrance onto a cedar-lined mud room (a Montréal necessity) and a fenced-in private backyard. A semi-finished basement offers countless options for work and entertainment. On the first floor, a double living-dinning room area opens on to floor-to-ceiling (quadruple-pane) sliding doors with a view of the fenced-in backyard. An elegant weeping willow creates a canopy over the 10-person hand-crafted outdoor dinning table in the warmer months. The yard also features a charcoal Weber grill and herb garden. Both inside and out are perfect for entertaining year round. Well-organized kitchen with nearly everything a serious home cook could want from a new dishwasher to a vintage Kitchen Aid with attachments. Two bedrooms and one office on first floor (which along with the basement office could be used as an additional bedroom). Queen bed in the spacious master bedroom. Queen-sized trundel bed in the second bedroom with new mattresses along with a large-screen tv. A huge monitor with laptop hookup, an extensive library for the analogue-inclined, printers, scanners, etc. in the calming upstairs office—an ideal spot to start or finish a new research project. One roomy bathroom with an over-sized heart-shaped tub and waterfall shower head. In the basement's main room, you'll find a 12-foot home theater with a convertible couch (great for watching movies or hosting guests) as well as treadmill (low clearance). A second office in a finished space in the basement has all the amenities. Several drafting tables and areas well-adapted for arts and crafts throughout the basement. There's also large pantry with a washer and dryer. The apartment is on a quite, family-friendly street, but only steps away from a host of entertainment options. Literally around the corner from Parc Jarry. New cafés, restaurants, and shops pop up on the adjoining rue Jarry each week. A large grocery store is 5 minutes by foot with a variety of small shops even closer or along the route from the metro. Kitty-corner from the orange line stop you'll find a hip butcher, the SAQ (state liquor store), and a florist. 15-minute walk to Jean-Talon market, one of Montréal's two main farmers' and specialty markets, as well as the surrounding stores, restaurants, and coffee shops of the Little Italy district. You can do brunch on Sunday or take our folding cart and stock up for the week (or both!). About 100 feet from the house, the bus gives you direct access to Mile End, Plateau, downtown, China town, and the Old Port neighborhoods. The blue line (combined with a quick walk or bus ride) can take you from the apartment to UdeM's main campus in under 30 minutes. The even more conveniently located orange line (6 minute walk from the apartment) will get you to UQAM, McGill, or Concordia (as will the bus). All utilities included—high-speed internet, electric, heating. Thermostats in each room for individualized heating. Air conditioner cools the first floor in summer. City trash, recycling, and compost. Main floor = aprox. 1,000 sq feet, basement = 1,000 sq feet. We're an academic and an architect who have worked hard to make this space a home that is both cozy and elegant. Going on sabbatical, we hope to find someone who will enjoy and care for it as much as we do. We think it really gives you a little bit of everything Montréal has to offer—relaxed neighborhood vibe, quick access to local institutions like Jean-Talon and the tennis stadium, easy commutes to all major campuses and downtown, while remaining a little sanctuary in the city. We wouldn't live anywhere else in Montréal! More photos available on request. Happy to answer any questions.
