Beautiful, spacious, sunny studio in Newnham.

I am looking for someone to either permanently take over my lease or temporarily sublet my beautiful flat while I am away for 9 months (27 July, 2027 t0 early May 2028). The apartment is located in Newnham and is a quiet, sunny studio above my landlords’ garage. (The garage is used for storage only, so there is no noise from cars, etc.) It’s self-contained with a private entrance, kitchen, bathroom with tub and shower combo, and in-unit washing machine for laundry. It’s nicely set up and furnished, with a single-sized bed with extra trundle bed beneath, a fold-out sofa bed, a dining table and chairs, a desk, and ample cupboards and chest of drawers. The location is great: right near the start of the walking path towards Grantchester via the meadows and very close to local shops and amenities, including a Coop, a pharmacy, a post office/convenience store bursting at the seams with both food and stationary, one of the best artisanal coffee shops in Cambridge, and an excellent French bakery. It’s a 20 minute walk or easy 7-ish minute cycle ride to the Sidgwick Site and University Library and about the same to the city center (via mostly dedicated cycle paths). The flat is very cozy (well heated and insulated, which is great in the cooler months!), and my landlords are absolutely lovely. I truly hate to give the place up! The rent is not negotiable because my landlords rely on the income and I can't afford to subsidize the rent during months when I am living elsewhere. This means that if you require a sublet for fewer than 9 months, you would need to pay a higher monthly rent to at least mostly cover the 9 months rent. (So 8 months would be 1462 per month, 7 months would be 1671, etc.) This does not include council tax, which is currently around 110 pounds per month, single occupancy. The rent does include the cost of wifi (30 pounds per month), which I am currently paying for. If you took over the lease, the rent would decrease by this amount and you would make your own wifi arrangements. Please note that while the flat is furnished with everything you would need, some of the decor items (the floral rug, alarm clock, pictures, small desk) are mine and will be removed if you are taking over the lease permanently.
