There are two separate apartments in the property. The first-floor apartment is available for rent. It is very spacious (120 sqm with parquet flooring) with a large living room (including a writing desk), 3 bedrooms, 2 bathrooms, the kitchen with a dining area, terrace and balcony. The master bedroom, with a queen size bed, overlooks the Farfa Abbey. It shares a large bathroom (with shower) with the twin (ajoinable) bedroom. A third bedroom has a double bed and an ensuite bathroom with shower. The heating is autonomous. The living room has a fireplace. There is air conditioning in both the master bedroom and the living room. From the terrace and balcony you will enjoy a 360° breathtaking panorama, dawns and susets over the Sabina countryside and villages. The garden is large and can be easily shared or separately used depending on agreements and needs; it is surrounded by half a hectare of land with 90 centuries-old olive trees. Since I mostly live in Rome, I reserve the ground floor apartment for myself on weekends and spring time. In the vicinity you find several agriturismo places offering lunch and dinner as well as hiking trails. The Farfa river is near by, along the course of the river, there are several natural pools created by the flow of water, ideal for a refreshing swim. The town of Castelnuovo di Farfa is one kilometer away and has a pharmacy, post office, and a grocery store. The supermarket is 15 minutes away by car while the Fara Sabina train station is a 20 minutes drive. From here the train to Rome and Fiumicino airport runs every 20 min. on weekdays (less frequently on holidays). It ends at Fiumicino airport after making stops in Rome at Nomentana, Tiburtina, Ostiense, Tuscolana, and Trastevere. Close to the Fara Sabina train station you have a well equipped shopping centre. Sabina is an area north of Rome nestled between Umbria and Abruzzo, rich in uncontaminated nature and medieval villages. Gas heating, electricity and water can be included/negotiated
