The Top also boasts a covered sun porch with beautiful Southern views through the tops of trees. Each bedroom, being large, has a desk and chairs. The South-facing bedroom has its own ensuite and private access to the beautiful, covered sunporch. This space is everyone’s favorite sanctuary/working space with large work table. Fenced, large, park-like garden with native Gary Oak, Douglas Fir, Big Leaf Maple, and Dogwood trees. The original house dates from 1914 with several recent modernizations, including hot water on demand, private laundry, and underfloor heating in the kitchen and bathroom. Our house is ideal for mature individuals looking for an ample private place to study, write, paint, and/or just be. Please be aware that this floor is part of a large house with three distinct - and fully private - living areas. Each has its own fully private entry and is artfully furnished and used by our family as our cherished home when we are not renting/exchanging it. As such, there may be up to three different - quiet - parties occupying the premises at any given time. The bus stops at the bottom of our road. One way will take you to Uvic within minutes and the other way will take you downtown, also within a short ride. Walking distance (about 15 minutes) to shops and tasty international food options. Close to Mt. Tolmie Park (10 minute walk), to UVic (5 minute drive), SMUS (private high school, 3 minute walk), Camosun College (5 minute walk), Royal Jubilee Hospital (5 minute drive), 10 minutes drive to downtown. This is a perfectly located house, with everything within reach, while being in a natural haven; spacious, gracious and private. Several common outdoor spaces including an outdoor sofa in the heart of the garden and access to the outdoor BBQ, plus a vintage wooden ping pong table (in the dry months). Public transit (2 minute walk), Victoria International Airport (30 minute drive), BC Ferries, Swartz Bay terminal (40-45 minute drive), ferry service to USA (Port Angeles and Seattle both leave from downtown). Sorry, no pets. No loud music. No smoking or vaping.
