We have a beautifully-maintained, family-friendly home in Wallingford, one of the most walkable and green areas of Seattle. We are very close to the University of Washington, and very accessible to Fremont, downtown, Capitol Hill, the airport, and other parts of the city (we are 2 blocks from the 44, 62, and other bus lines, and near both Aurora and I-5 - but it’s quiet!). Our 4-bedroom home has an extra non-conforming bedroom/office in the basement, plus a great open space upstairs that can be used as a play space, office, or second living room. We are also a short walk to 45th, which is a main street with a public library (2 blocks away), lots of cafes and restaurants, a grocery store, yoga and fitness studios, pharmacies, and more. Green Lake, Gas Works, and the zoo are also close so there is plenty of green space around! The neighbourhood is safe and walkable, and some of the nearby streets have separate pathways for cyclists. Our home has three floors (including the basement) and a small front and back porch, plus a backyard that is fenced in except for the entrance. The main floor has a large living room and dining area; a small, colorful kitchen that opens up to the back porch and backyard with a small table and chairs; a full bathroom; and two bedrooms (one of which is currently set up as an office with a futon couch for guests, but can be converted to a bedroom). The second bedroom on the main floor has a queen bed. Both bedrooms have small walk-in closets. A staircase in the hallways leads upstairs to a great flex room with a daybed and a skylight, plus two bedrooms with skylights. The two upstairs bedrooms currently each have a single beds and make great children’s rooms. There is great lighting throughout. A staircase next to the kitchen brings you downstairs to the partially finished basement, which has a finished bathroom and shower and a non-conforming bedroom/office with a desk, queen bed, television, and lots of daylight. It is freshly painted and colorful! We also have a washer and dryer and lots of storage space in the basement. The house has two driveways (one of which will likely house our car), and there is free on-street parking with no permit required. Our car may be made available upon discussion, as well as a bike and helmet. We are currently looking for tenants starting in August or September 2025, with some flexibility with dates. In short, please be in touch to enquire if you’re interested and we can see if our timing can match up. Finally, if a family with younger children is looking to rent, we are happy to leave books, toys, games, etc. If not, we will clear everything out! :)

Comments: Great space for children; all bedrooms can be converted to offices. The downstairs room can be set up as an office/playroom/bedroom depending on needs. Fenced in backyard with table, chairs. Small front and back porch for coffee and watching birds!
