Summer in London? Or Term time? I’m offering a lodgers licence to my own home for a single visiting academic /pg student during academic term times whilst I am myself studying in France. I will be returning during part summer and winter holidays. A sunny very quiet elegant studio flat on the 3rd floor of a beautiful house in a safe tree lined street in central London. It’s close to the canal, shops cafes of Little Venice, and within walking or cycling distance of all central London universities and 2 minutes from the underground station of Warwick Avenue. The flat itself is brand new, with high ceilings, underfloor heating, oak floors with beautiful Persian carpets and light filled , with triple glazed windows. The sash windows to the front have white blinds and white black out Roman blinds . The rear patio has white blackout curtains. There is a Velux roof light just above the bed area with electrically operated blackout blinds. The is a large collection of tropical plants on the shelf above the bed. The 40m2 L shaped loft is open plan facing east to the front and west to the back. There is no lift. The high end fully fitted kitchen with granite work top has a large Miele Fridge freezer, gas hob and electric double oven, dishwasher, washer-drier, microwave, coffee maker and quality LeCreuset casseroles, pots and cutlery, wine glasses, Robert Welch stainless cutlery and all kitchen utensils.The island opens onto the eating area with dining table, in oak which can be extended. The full pocket sprung mattress of the bed is housed in a German 'Smart Bet" pull down Murphy bed which stores away neatly during the day, (no need to remove bedding), with its own bedside light and plug in USB charger. 200 thread white Egyptian cotton sheets and pillows and duvet covers from John Lewis are provided as well as large and medium bath towels. The living room has a 2 person le Corbusier leather settee. with extra chairs and looks out onto a small balcony full of plants .On the balcony there is a small table and chairs for that glass of wine at the end of the day.The 40in Sony Bravia TV has Freeview internet and terrestrial channels and Netflix. No sports or other subscription channels. There is unlimited full fibre broad band and wifi. A multipurpose Brother A4/A3 printer/scanner and an ergonomic typist chair is provided. The shower room on the same level, accessed via sliding doors off the landing has a modern Grohe thermostatic shower. There will be a cleaner for 2 hours every fortnight and is included in the rental, as are all bills- except phone. You will be asked to water the indoor and outdoor plants when necessary especially in summer. Zyra or I will also be here at handover to show you how to operate the bed, the cooker, heating and electric blind etc. Ideal for a single person taking an academic sabbatical or semester/term course. 3 months (90 days) - 5 months licences are available for £2300 pcm..
