Description

I am an Associate Professor at University College London, originally from Florence, where I have two flats to rent out. They are on the first floor of a building very conveniently located, very close (5-min walk) to Polimoda (via Curtatone), Santa Maria Novella railway station (the main train station), the Arno river, and the American consulate, and a short walk (10-15 mins) from Duomo, Ponte Vecchio, and Uffizi Gallery. The area is full of restaurants (e.g. Osteria dei Centopoveri, 13 Gobbi, Sostanza), bars (Companion Dolceamaro, La Boite), and shops. Flat 1 is like new (renovated in 2024). Flat 2 is brand new (just renovated). 1st floor walk-up. Open space with kitchen-diner and living room with one European double bed (140cm). Separate bathroom. Flat 1 also has a small private courtyard. Fully furnished. Air Conditioning: YES. Autonomous / Individual heating: YES. Washing machine: YES. Dish washer: NO. Cleaning service upon request. MONTHLY PAYMENTS: Each Flat – TOTAL Monthly payments to be made: EUR 1,150 Expense breakdown: Monthly rent: EUR 1,000 Monthly fixed expenses: EUR 50 -- include wi-fi high-speed internet, municipal waste tax (TARI-Tassa Rifiuti), maintenance / common expenses (“spese condominiali”), and annual boiler check ("revisione annuale della caldaia") Monthly advance payment for utilities: EUR 100 PLEASE NOTE: For electricity, gas, and water, you will pay based on your actual use, that is, depending on how much you use them. However, I will be collecting EUR 100 per month in advance to cover for these expenses. At the end of your stay, or periodically, we will calculate the exact amount that was spent. Any money given in excess through the monthly EUR 100 will be given back to you. I will send you the utility bills as soon as I receive them, to give you an idea of how much you are spending. Typically, you should calculate these monthly costs: Water: EUR 20-30 Electricity: 30-40 Gas: 25-80 BEAR IN MIND During the winter months, when the heating is on, the monthly cost for gas could well be EUR 60-80 per month, or even more, whereas with nice weather and high temperatures, the cost will be much less. In Italy, electricity and gas are more expensive than in other countries, such as the US. This means that, if you leave the lights on when you go out, or keep the windows open while the heating is on, you will end up spending quite a lot. VERY IMPORTANT: A deposit of 3 months (EUR 3,000) is required. Minimum stay: 9 months. You will sign a regular contract. Checks on your ability to pay will be made. I am clean, honest and responsible, and expect you to be the same, to respect others and take care of the place where you live. I am not always in Florence, so if you want to see these flats, you need to book an appointment with me. NEXT VIEWINGS ON Saturday 25 July Sunday 26 July Saturday 1 August Sunday 2 August Please send me an e-mail by Friday 24 July morning to book an appointment for the weekend of 25-26 July, or by Thursday 30 July for the weekend of 1-2 August. Thanks. If you see this ad, it means that the flats are still available for rent. Dates for further viewings will be posted here as soon as they are known. Any question, feel free to write. Thanks for watching.
