A much loved home on Providence's East Side, steps to Hope Village restaurants and shops, and an easy walk (just over a mile) to Brown and RISD campuses, as well as Wayland Square. Just down the road from a public library, and a nice walk to the outdoor farmer's market at Lippitt Park (in warmer months). Right off Hope Street on a single-block street with friendly neighbors, very convenient to the #1 bus line. Built in 1905, the house has lots of original details, including beautiful hardwood floors, built-in cabinetry and shelves, and fun quirks like a dual staircase and antique wallpaper. It's cozy but spacious, great for a couple, solo scholar, two roommates, or a small family with an older child. The ground floor has a comfortable living room (with a projector and gas fireplace, as well as a sofa that converts to a guest bed), large foyer, dining room, and kitchen/pantry combo with tons of cookbooks and chef's gadgets (great home for people who love to cook). There's a pseudo half bath en route to the basement, which has storage and a washer and dryer. Upstairs, there's a full bath (shower and tub), main bedroom with a king bed, second bedroom with a full-size bed, and a double office divided by shelving (which also has a foldout queen-sized futon sofa bed). The house gets lots of natural light, stays cool in the warmer months, and has a new Nest thermostat that can be operated from your phone, at home or away. Window AC units available if needed. Outside, we have a lovely front porch with comfortable wicker furniture, as well as a private, fenced-in backyard with a grill, lots of seating, compost drum (optional!), flowering perennial plants (which we may ask you to water if needed), and a hammock. Planters on the back deck railing are perfect for a spring/summer herb garden (we also have an indoor herb garden in the kitchen for the colder months!). There is a garage that is mostly used for storage (and a foosball table!) but could be available for your car if needed; we leave ours in the ample driveway (space for 2+ cars) year-round. Use of our car negotiable. We also have recreational equipment (beach chairs, bicycles) and lots of recommendations for local walks, cycle routes, and restaurants. Home was until recently inhabited by cats; they are no longer present, and the house will be thoroughly cleaned before renters arrive, but those with severe allergies might want to steer clear. Comments: Not a great fit for small children, but could definitely be adapted for an older child as there is a spacious second bedroom. Potentially pet-friendly depending on situation.
There are some plants in the front yard and back garden we'd love some help watering if it hasn't rained.

Comments: Great spot! 5 minutes walking to Hope Village shops and restaurants; 20 minute walk to Brown and right on the direct bus line to Brown campus and downtown. Easy walk to Wayland Square and Lippitt Park/Pawtucket line shops and restaurants as well.
