Description

This is a very pleasant, large, light, comfortable, well-furnished, fully-equipped, 2-bedroom, 2-bathroom flat (apartment) in an excellent location . It's filled with natural light through lots of windows, some in a wrap-around, corner position, and has great, open views. This large, corner house is in a beautiful, green area with lots of trees and gardens yet is only a minute's walk from the attractive, characterful and highly-regarded central area of London's Crouch End, with its friendly, self-contained, "villagey" feeling. It's a great London location. Indeed, Crouch End was named the 'Best Place to Live in London' by 'The Sunday Times', in 2023. Crouch End is, however no suburb but main London - University of London colleges are 30-45 minutes away by plentiful public transport. Some previous tenants have even bicycled to central London colleges. The flat is fully & well-furnished and fully equipped. It is on on the first floor (the 2nd floor in North America) of a large, 19th century, corner house. The flat enjoys extensive, panoramic views: overlooking green gardens on one side, & extensive views along the trees of Wolseley Road and, in the distance, the iconic Alexandra Palace on the other. The apartment includes the exclusive use of a paved patio off the main garden, with flowerpots, a table, chairs, parasol & BBQ. There is a concrete- embedded bicycle rack, which is shared. The apartment is fully and attractively furnished & equipped and is carpeted in the hall & living room (newly) and the bedrooms. The almost-new carpeting provides good heat and sound insulation, we find. The living room furniture has two sofas, a glass coffee table, a polished cherry-wood dining table, a desk/table and bookcases; there is a desk and desk-chair in one bedroom & ample cupboard=space in both bedrooms. There is a fully-equipped kitchen with mosaic=tiled floor, fridge/freezer, washer/dryer, dryer & dishwasher. There is gas radiator heating throughout, with a new boiler. There are two, good size fully furnished double bedrooms, one with a double bed, the other with 2 single beds, (but which could be placed together). Linen & towels are supplied. Between the bedrooms is an attractive, bathroom/shower-room with basin; the second bathroom has a large shower area with adjoining sink, vanity unit & storage. The living-room sofa has a pull-out bed for guests. There is a TV, & stereo/radio/CD/DVD. Broadband is on separate subscription, & there is the free use of a SIM-card data modem. The apartment is a minute's walk from the central clock-tower of the Crouch End village (see photo).. This a village inside London is full of many excellent amenities, including many restaurants, cafés, 3 supermarkets, small shops , pubs & entertainment venues including two art cinemas; gyms and pools are near; a weekly Farmers' Market is held nearby. Several, child-friendly parks, & two beautiful woodlands, Highgate Woods and Hampstead Heath, are within reach. Parking is free except between 2pm and 4pm. There is access is to 3 tube stations (Highgate,, Finsbury Park and Archway , and 4, regular bus services, (W7, 91, 41 & W5). Broadband, water, electricity, Council (local) tax & TV licence are not included in the rent. There is a refundable, security & damage deposit of 2.5 week's rent, which is put into joint landlord/tenant escrow with the government-mandated, Deposit Protection Service. Occupation is subject to our co-signed lease; all adults must be named in the lease on a joint & several basis. We're delighted to say that all of our former tenants have been very happy with the apartment, and have enjoyed the Crouch End area.
