I call this 5th floor apartment my Treehouse, as it's up high with gorgeous views of the mountains. Being here feels like living in a rancher house - you don't have to walk up a single step to get to it from the street. It's northwest facing with outside walls made of windows - so full of light! There's a huge living room, full dining table plus three bar stools by kitchen. Both bathrooms have showers and bathtubs. Both bedroom have walk=in closets. The huge deck is great for entertaining (complete with BBQ) or just enjoying the sunset while watching the mountains. The gas fireplace is cosy on a rainy day. The office is just off the kitchen, with same views a deck. The unit is at the end of the hall, so has extra privacy. In this concrete building, you don't hear neighbours. The hot-tub and exercise rooms are open year-round, with an outdoor pool open around 5 months of the year. There are three elevators to get you around the building. The west side neighbourhood is wonderful. The building is beside Quilchena Park, with Vancouver's greenway running alongside (a bike/walking path that goes the full north-south length of the city). There is a grocery store and liquor store 3 blocks away, with Kerrisdale neighbourhood just 10 blocks to the south (=shops, restaurants, etc). Take a walk through nearby Shaughnessy to see the old mansions. Kitsilano neighbourhood and beach are just a few minutes drive to the north. Walking distance to Prince of Wales, Point Grey, York House, and Little Flower Academy high schools. Express buses go to UBC along 41st Avenue; easy bus to UBC too along King Edward (=25th street). it's very easy to take the bus downtown (bus stop half a block from front door), takes 20 minutes with no traffic. The airport is around 20 minutes south (with no traffic). I plan to live in Victoria while my apartment is rented out. For an exchange, I'm looking for a place that is reasonably close to a town centre of sorts, and where I have at least two bedrooms so I could have house guests.

Comments: Across the street from a beautiful park with mountain views. it is half a block to a bus stop to take you downtown in 20 minutes with no traffic. One bus to UBC. Groceries 3 blocks away. Close to Prince of Wales and Point Grey schools.
Comments: utilities = natural gas bill, electricity bill, and high speed internet bill. hot water included in rent.
Comments: I would be open to a small dog, but no cats (sorry, allergic). Smoking not allowed by strata, not just me. There are some children here who enjoy pool and park. You could use your gas car, or if you want, there is option to pay for EV charging.

Comments: I'd like to live somewhere relatively central where I can walk to coffee shops and groceries. Sooke is too far.

Comments: I would be open to a shorter exchange, 4-6 months, but prefer 8-12. I expect to live alone, but have lots of visitors! allergic to cats. Will bring my car from Vancouver.
